You are now ready to get your Birddog(s) into the field and generating leads so send them. Whether you have one or multiple, give them specific zip codes to target based on your Absentee Owner map. And be sure to track where each one is going to avoid overlap.
Remember to get each birddog the Unique Email Address for their campaign like we discussed in earlier steps. This will keep your leads organized as they come in and also help you track the leads for payment. Again, we pay $3 per verified vacant lead.
Below are a few tips we’ve discovered over the years for working with Birddogs.
- Tell them what vacant properties look like so they’re crystal clear.
- Must be single family homes.
- Have them look for: boarded up windows, overgrown yards, overflowing mail boxes, signs of neglect, covered windows, no cars in sight and no signs of anyone living there.
- NO properties that are listed with an agent.
- NO for rent properties.
- NO for sale by owner properties.
- Tell them you only pay for qualified leads
- We pay using PayPal only. There are other methods but that’s the one we use exclusively.
- We pay $3 per qualified lead and then use bonuses if/when necessary.
- If we find our birddogs aren’t motivated to start driving for leads, we use monetary bonuses and same day pay to help get them started. It’s common for the motivation levels to pick up after they’ve been paid that first time and know this job is for real.
- Remember…you’re dealing with people here so there is no formula that works every time. Be prepared to post the ad multiple times or do whatever necessary to get the leads coming in. You may have to get creative but know that persistence always wins.
