Post an ad in the Craigslist Real Estate section of your market city using the following template. Remember to change the wording so it’s not directly copied. Craigslist will often times flag exact duplicate ads.
- Ad Headline: Great (Buy & Hold or Fix & Flip) Contract For Sale In (enter Zip code)
- Body of Ad: I’m a local investor/wholesaler and I have a sweet little (buy & hold or fix & flip) contract for sale in (enter Zip Code). Call (or email) me at _______________ for further details. (You can also point them towards your website if you have the deal posted there. The point is to give very little info about the deal and then have them do something like call you to obtain further information.)
- You should have already run the deal through the Deal Evaluation spreadsheet so put the Return of Cash and CAP Rate numbers in the add as well to entice buyers to call.
