I only pay for “Qualified Leads”.
So when it comes time to tell your birddogs what you want them to get for you and then for you to “evaluate” the list of vacant houses they submit, here is the basic criteria I use to determine whether a leads is QUALIFIED.
REMEMBER — You are NOT looking for bank owned houses (i.e. foreclosed homes). You are NOT looking for houses that are listed with a realtor.
You are looking for unlisted, vacant houses.
A “Qualified Lead” meets the following criteria, (i.e. these are the qualifications for every lead you can use to pay your birddogs from):
- It must be VACANT
- Not listed with a realtor
- Not “For Rent”
- Not already on your list
- Not a duplicate submission
- Not submitted by another birddog (first submission get’s paid)
- Address complete & MUST be a real address
- Picture attached
- Lead from the area(s) you specified
I share this information with the Birddog up front. Usually they just want to know that someone else isn’t “already” working in an area and submitting leads. They don’t want to do work and not get paid.
So, I send birddogs to different areas to test them out, find the best and then let them really go wild if they’re good by expanding their territory.
DO NOT spend a bunch of time trying to verify every lead to make sure it qualifies on all accounts. All you’ll ever do is “scrub leads”…do some quick spot checking to make sure the birddog is submitting good leads with the basic info (1) Vacant (2) Address (3) Picture.
